The building has numerous broken windows on both levels <br /> allowing water penetration and damage to the structure. <br /> The building's condition will continue to deteriorate until <br /> the structure is weatherproofed; <br /> 2. There are numerous holes in the exterior walls allowing <br /> moisture penetration into the structure. The openings also <br /> allow rodents to enter the building; <br /> 3. There. is major ceiling finish and roof damage caused by leaks <br /> in the roof near the front stairwell; <br /> ~ <br /> 4. There is significant damage to wall framing members and the <br /> front stairwell due to roof leaks. The front stairwell serves as <br /> the primary egress from the second floor since the rear stairs <br /> do not directly access the exterior of the building; <br /> 5. Egress from the second floor is inadequate since the rear stairs <br />I exit into the warehouse area. Any reuse of the structure will <br />! require major improvements to the second floor egress; <br /> 6. Additional roof leaks are evident in other areas of the second <br /> floor; <br /> 7. What remains of the electrical system is a very old and <br /> contains fixtures and equipment that are outdated. The <br /> electrical service will have to be completely redone to meet the <br /> requirements of the National Electric Code; <br /> 8. The structure is not equipped with a toilet facility that will <br /> meet current building codes; <br /> EXHIBIT A <br />
