<br /> o//~ <br /> 2.5 The CITY will provide access to and make all necessary provisions for the <br /> ARCHITECT to enter public and private property as required for the ARCHITECT to <br /> perform its services under this Agreement. <br /> 2.6 The CITY will furnish all legal, accounting and insurance counseling services as may <br /> be necessary at any time for the Project, including such auditing services as the CITY may <br /> require to ascertain how or for what purposes the Contractor used the money paid by or <br /> on behalf of the CITY. <br /> 2.7 The CITY will furnish required information and services and will render responses <br /> and conduct its review of written materials as expeditiously as possible. <br /> 2.8 The CITY will pay all costs incident to obtaining bids or proposals from Contractors <br /> (e.g., legal notice requirements and the provision of the City facilities for pre-bid <br /> conferences). <br /> 2.9 The CITY will either direct the ARCHITECT to perform any additional services <br /> necessary to complete the Project or will furnish those services itself. <br /> 2.10 The CITY will pay all fees for filing and processing permits in connection with the <br /> Project and for the submission of plans and specifications to the State Department of <br /> Licensing and Regulation. ~ <br /> 2.11 The CITY will bear all costs incident to this Article. <br /> 2.12 The CITY will provide its standard construction contract documents, which do not <br /> include plans or technical specifications, to the ARCHITECT prior to commencement of the <br /> design development phase, Subsection 1.3.1. <br /> 2.13 In the event that the CITY requires resident inspection services to be performed on <br /> the Project, the City will provide building space suitable for use as an office, the storage <br /> of records, drawings, files, samples, Contractor submittals and other work related material <br /> until 30 days following completion of the Project. The space will be air conditioned and will <br /> be in proximity to the Project location. <br /> ARTICLE 3 <br /> CONSTRUCTION COST <br /> 3.1 DEFINITION <br /> 3.1.1 The construction cost will be the total cost or estimated cost to the CITY of all <br /> elements of the Project designed or specified by the ARCHITECT. <br /> 3.1.2 The construction cost will include at current market rates, including a reasonable <br /> allowance for overhead and profit, the cost of any equipment which has been designed, <br />
