Part 4. Development Standards <br />4.01. Landscape Requirements. The Project Site shall provide landscaping in <br />accordance with the minimum requirements of the LDC in Section 6.1.1.4 for single <br />family development. <br />4.02. Parking Requirements. The Project Site shall provide parking in accordance <br />with the minimum requirements of the LDC. <br />4.03. Exterior Construction Standards. Architecture and the built environment <br />make many important contributions to San Marcos's visual context. In order to achieve <br />this design intent, a limited palette and range of exterior materials, colors, textures and <br />finishes have been selected for all construction within the Development. <br />a. All facades shall use a palette and range of exterior materials, colors, textures <br />and finishes pleasing to the eye and shall be approved by an architectural control <br />committee set up by developer. <br />b. The use of color shall apply equally to additions and alterations to existing <br />structures as well as to new detached structures. Garish or unusual colors and <br />color combinations and unusual designs are discouraged. <br />c. All buildings within the Development shall be designed with a high level of <br />detail with careful attention to the combination of and interface between <br />materials. Materials chosen shall be appropriate for the theme and scale of the <br />building compatible with its location within the development and expressive of the <br />community desired character and image. <br />d. Each single - family residential building excluding doors and windows shall be <br />100% masonry consisting of brick, stone, stucco, split face concrete units, faux <br />stone or brick, or a combination thereof. <br />e. Architectural details may include barn door shutters, faux gable vents or <br />windows or other architectural details consistent with the design intent of the <br />Craftsman cottage theme of the development. <br />f. E.I.F.S. is not permitted as a building facade material. If such a finish is <br />desired stucco on masonry backup or a mechanically fastened system is <br />required. <br />g. Durable materials such as terra cotta and metal fascia may be utilized for <br />architectural detailing and accents where appropriate. A more articulated use of <br />details and accent materials is encouraged at building entries. <br />h. These standards shall apply equally to additions and /or alterations to existing <br />structures as well as to new detached structures. All accessory structures shall <br />be constructed in such a manner so as to be compatible in look style and <br />materials as the primary structures on the project site.
