but with a goal to preserve the Greenbelt as a mostly natural vegetative area. <br />This building setback is for the primary residential structure and does not prohibit <br />in any way the normal use of the residential backyard for backyard recreational <br />accessory structures and activities (pools, decks, covered patios, gardens, <br />garden sheds, etc.). The Greenbelt Area shall be owned and maintained by <br />either the developer of the property or the resulting subdivision's mandatory <br />homeowner's association. <br />4.08. Dumpsters. All on -site solid waste receptacles (dumpsters) shall be enclosed <br />by a minimum six foot (6) tall screening fence constructed of material compatible with <br />the site development and architecture of the proposed structures. <br />4.09. Signage. Signage shall be provided in accordance with Chapter 6, Article 3, <br />Signs, of the City of San Marcos LDC. <br />4.10 Maximum Impervious Coverage. The maximum overall impervious coverage <br />permitted on the gross Project Site shall be 60% (including buildings, parking structures, <br />etc.). <br />a. LID and BMPs shall be incorporated to achieve water quality measures with a <br />standard for removal of a minimum of 85% of the increase in Total Suspended <br />Solids (TSS) after full development of the property over the baseline existing <br />conditions prior to development. <br />4.11. Parks and Open Space. <br />a. The Project Site will provide for the establishment of land dedicated and <br />conveyed to the City as parkland subject to the approval of the Planning and <br />Zoning Commission and containing approximately 29.39 acres of land. Chapter <br />7, Article 6 of the City of San Marcos LDC outlines the requirements for parkland <br />dedication. Based on the permitted uses on the Project Site, the maximum <br />amount of parkland that would be required to be dedicated as part of this project <br />would be for single family residential dwellings and would be equivalent to 4.1 <br />acres. In the event that the parkland dedication requirements for the number of <br />dwelling units on the property exceeds the proposed parkland dedication, a fee - <br />in -lieu of parkland dedication will be required in accordance with the <br />requirements of the City of San Marcos. <br />b. The unique configuration of the Project Site allows for the development of the <br />property as a single project or for each area to be developed separately. The <br />area indicated as Parkland will be dedicated and conveyed to the City as <br />parkland subject to the approval of the Planning and Zoning Commission. Any <br />dedication and conveyance of parkland to the City would occur with the first final <br />plat for the area being developed within the Project Site. <br />c. Additionally, a park development fee of $23,000 will be required to assist in <br />the development of a trail system and playground within the proposed Parkland. <br />The payment of the park development fee will be required upon approval of the <br />Restated Planned Development District 2012 6 <br />
