<br /> 3;;";:; <br /> Airport, shall remain the obligation of Lessor; provided, however, that <br /> Lessor shall only be obligated to use airport revenue funds for such <br /> purposes and that Lessor shall never have the obligation to use <br /> general, operating or bond funds for the purpose of said maintenance. <br /> Lessor agrees to maintain and keep in repair the landing area of the <br /> airport and all publicly owned facilities of the airport and reserves <br /> the right to direct and control all activities of Lessee in this <br /> regard. <br /> V. Duties of Lessee as FEa <br /> A. Times of Operation. <br /> <br /> Lessee shall conduct its operation as FBO seven (7) days a week <br /> during daylight hours increasing up to a 24 hour operation as traffic <br /> requires; provided however, that nothing contained herein shall <br /> restrict Lessee from operating for longer periods @f time than the <br /> required minimum. <br /> B. Services Lessee is Required to Provide. <br /> During its hours of operation as FBO, Lessee shall provide, at a <br /> minimum, aircraft and engine maintenance by qualified mechanics and <br /> inspectors, the essential services of retail fuel sales, public access <br /> I , <br /> I <br /> to and control of, as delegated by the City, the general aviation <br /> terminal building and its public facilities and amenities, including <br /> adequate waiting lounge, pilot briefing room, restrooms and telephone <br /> facilities, and, shall, at the discretion of the City, establish, <br /> maintain, and operate an Airport Advisory Service (UNICOM) to <br /> accommodate arriving and departing aircraft. UNICOM responsibility <br /> shall require Lessee to provide an adequately trained employee with no <br /> other duties that take precedence over UNICOM assignment. <br /> Lessee shall have the use and custody of, and is hereby delegated <br /> the control over the aviation fuel storage and dispensing facility <br /> containing fuel storage tanks, pumps, dispensing equipment and other <br /> ~ssociated equipment for the purpose of providing retail aviation fuel <br />I <br />! <br /> sales and aviation services as described in Exhibit "C." Retail fuel <br /> ~ <br /> sales will be from truck(s) to aircraft; the fuel storage facility will <br /> not be used for direct aircraft fueling. <br /> Lessee may furnish, in addition to the minimum, essential services <br /> required to be furnished as set forth above, aircraft servicing <br /> -7- <br />
