<br /> current revenues available to the HCAD. If revenues are not in <br /> good faith available to HCAD, the HCAD may terminate this Lease <br /> without further obligation or liability. HCAD shall notify the <br /> CITY pursuant to Section 14.l of this Lease of any termination of <br /> this contract in writing at the earliest reasonable opportunity. <br /> ARTICLE II <br /> USE AND CARE OF LEASED PREMISES <br /> 2.1 The leased premises shall be used and occupied only for the <br /> purpose of operating a central appraisal district and for no other <br /> purposes without prior written consent of the CITY. HCAD shall <br /> not at any time leave the leased premises vacant, but shall in <br /> good faith continuously throughout the term of this Lease conduct <br /> and carry on in the premises the type of business for which the <br /> premises are leased, and shall keep the premises open to the <br /> public for business during normal business hours. <br /> 2.2 HCAD shall not, without the CITY's prior written consent, <br /> keep anything within the premises or use the premises for any <br /> purpose which increases the insurance premium cost or invalidates <br /> any insurance policy carried on the premises by the City or HCAD. <br /> All property kept, stored or maintained within the premises by <br /> HCAD shall be at the HCAD's sole risk. Nothing contained in this <br /> Section shall prohibit the HCAD from those activities necessary to <br /> the operation of a central appraisal district. <br /> 2.3 HCAD shall not, without the CITY's prior written consent, <br /> conduct within the premises any objectionable activity, nor permit <br /> any objectionable or unpleasant odors to emanate from the <br /> premises; nor take any other action which would disturb or <br /> endanger the public or other users of the Building. <br /> 2.4 The CITY shall take good care of the outside of the Building <br /> and keep this area free from waste and nuisance. The CITY shall <br /> keep the outside of the Building, including signs, sidewalks, <br /> serviceways, and loading areas adjacent to the Building neat, <br /> clean and free from dirt or rubbish, and shall arrange for the <br /> regular pick-up of trash and garbage from the leased premises at <br /> the CITY's expense. <br /> -2- <br />
