<br /> 2.2 CA shall not, without the CITY's prior written consent, keep <br /> anything within the premises or use the premises for any purpose <br /> which increases the insurance premium cost or invalidates any <br /> insurance policy carried on the premises by the City or CA. All <br /> property kept, stored or maintained within the premises by CA <br /> shall be at the CAts sole risk. <br /> 2.3 CA shall not, without the CITY's prior written consent, <br /> conduct within the premises any objectionable activity, nor permit <br /> any objectionable or unpleasant odors to emanate from the <br /> premises; nor take any other action which would disturb or <br /> endanger the public or other users of the premises. <br /> ARTICLE 3 <br /> STRUCTURES AND IMPROVEMENTS <br /> 3.1 CA shall cause at no expense to the CITY the renovation of at <br /> least one structure, on the premises during the term of this <br /> Lease, which structure shall provide housing for CA sufficient to <br /> furnish those services and assistance associated with the Family <br /> Planning Clinic. This renovation shall be substantially in <br /> accordance with the plans attached hereto as Exhibit liB. " <br /> Construction shall begin within one hundred eighty (180) days of <br /> the effective date of this Lease. CA shall have the right to have <br /> constructed on the leased premises additional structures as may <br /> become necessary for adequate provisions of services and <br /> assistance, provided, however, that each structure shall be <br /> constructed and shall remain in compliance with all ordinances, <br /> rules and regulations of the CITY. All alterations, additions and <br /> improvements made to the premises, and any and all structures and <br /> buildings constructed or placed thereon shall, unless otherwise <br /> provided by written agreement or by the terms hereof, become <br /> property to the CITY at the expiration of this Lease and shall <br /> remain and be surrendered with the demised premises, and CA hereby <br /> waives all claims for damages or loss of any property belonging to <br /> CA that may be in or upon leased premises. <br /> 3.2 Any and all plans, specifications and/or designs for any <br /> structure which is renovated or improvement placed on the leased <br /> -2- <br />
