<br /> premises shall be subject to approval by the City. CA shall cause <br /> any construction on the leased premises to be prosecuted with <br /> diligence and shall cause all required building permits for the <br /> construction or renovation to be obtained. <br /> 3.3 During the term of this Lease, CA shall not permit any <br /> mechanics' or materialmen's lien (or any other liens) to be filed <br /> against the leased premises or CA's leasehold interest in the <br /> leased premises and nothing in this Lease shall be deemed or <br /> construed in any way as constituting the consent or request of the <br /> CITY, expressed or implied, by inference or otherwise, to any <br /> contractor, subcontractor, laborer or materialman for the <br /> performance of any labor or the furnishing of any materials for <br /> any specific improvement, alterations or repair of the leased <br /> premises or any part thereof. <br /> ARTICLE 4 <br /> MAINTENANCE AND REPAIR OF PREMISES <br /> 4.1 CA shall keep the leased premises and any structures or <br /> improvements constructed or placed thereon in good, clean <br /> condition at all times during the term of this Lease. CA at its <br /> own cost and expense shall make all repairs, including structural <br /> repairs necessary during the term of this Lease. <br /> 4.2 CA shall comply at its sole cost and expense with all <br /> governmental laws, ordinances and regulations applicable to the <br /> premises. <br /> 4.3 CA shall keep the sidewalks and parking areas in good <br /> condition and repair, and shall provide the necessary maintenance <br /> to the yard and keep all landscaped area in a sightly condition. <br /> 4.4 The leased premises shall be kept free from all refuse and <br /> obstructions. CA shall promptly remove all garbage and refuse of <br /> any kind from the premises during the term of this Lease. <br /> 4.5 At the expiration of this Lease, CA shall surrender the <br /> premises in good condition, reasonable wear and tear, loss by <br /> fire, or other unavoidable casualty alone excepted. <br /> -3- <br />
