<br /> -2- <br /> 2.2 HS shall not, without the CITY's prior written consent, keep <br /> anything within the premises or use the premises for any purpose <br /> which increases the insurance premium cost or invalidates any <br /> insurance policy carried on the premises by the City or HS. All <br /> property kept, stored or maintained within the premises by HS <br /> shall be at the HS's sole risk. <br /> 2.3 HS shall not, without the CITY's prior written consent, <br /> conduct within the premises any objectionable activity, nor permit <br /> any objectionable or unpleasant odors to emanate from the <br /> premises; nor take any other action which would disturb or <br /> endanger the public or other users of the premises. <br /> ARTICLE 3 <br /> IMPROVEMENT, MAINTENANCE AND REPAIR OF PREMISES <br /> 3.1 HS shall maintain the leased premises and any structures or <br /> improvements constructed or placed thereon in good, clean <br /> condition at all times during the term of this Lease. HS at its <br /> own cost and expense shall make all repairs, including structural <br /> repairs necessary during the term of this Lease. <br /> 3.2 HS shall comply at its sole cost and expense with all <br /> governmental laws, ordinances and regulations applicable to the <br /> premises. <br /> 3.3 HS shall keep the sidewalks and parking areas .in good <br /> condition and repair, and shall provide the necessary maintenance <br /> to the yard and keep all landscaped area in a sightly condition. <br /> 3.4 The leased premises shall be kept free from all refuse and <br /> obstructions. HS shall promptly remove all garbage and refuse of <br /> any kind from the premises during the term of this Lease. <br /> 3.5 HS may construct improvements, including remodeling and <br /> additions to existing structures, upon the premises. Any and all <br /> plans, specifications and designs for any improvements shall be <br /> subject to approval by the City. HS shall cause any construction <br /> on the premises to be prosecuted with diligence and shall cause <br /> all required construction permits to be obtained. <br /> 3.6 At the expiration of this Lease, HS shall surrender the <br /> premises in good condition, reasonable wear and tear, loss by <br /> fire, or other unavoidable casualty alone excepted. <br /> ARTICLE 4 <br />
