<br /> -3- <br /> SECTION 1: That definitions (15), (40), (41) and (105) (a) for <br />"Building Setback", "Fraternal Building," "Fraternity or Sorority <br />Building," and" Front Yard," respectively, in section 4 of Appendix <br />A, General Zoning Ordinance, of the San Marcos Code of Ordinances <br />are amended to read as follows: <br /> (15) Building setback line (also called building line or <br /> setback line): A line defining an area between the <br /> street right-of-way line or other property lines and <br /> the buildable area of a lot, within which no building <br /> or other structure shall be constructed, encroach, or <br /> project except as specifically authorized in the Code <br /> of Ordinances. <br /> (40) Fraternal building: Any building occupied and <br /> maintained by a social club, organization or <br /> association other than college students, and not <br /> including residential facilities or sleeping quarters. <br /> (41) Fraternity or sorority building: Any building <br /> occupied and maintained by a social association of <br /> college students. <br /> (105) Yard: <br /> (a) Front: A yard extending across the front of a <br /> lot between side lot lines, comprising the <br /> minimum distance between the street right-of-way <br /> line and the front building setback line. <br /> SECTION 2. That section 26.(A) (1) of Appendix A, General <br />Zoning ordinance, of the San Marcos Code of Ordinances is amended <br />to add churches as a permitted use in the IIp'' Public and <br />Institutional District to read as follows: <br /> (1) Public use including government buildings, parks, <br /> cemeteries, airports, hospitals, and other public or <br /> quasi-public uses such as churches, utility <br /> substations, and communications towers. <br /> SECTION 3. That section 29 of Appendix A, General Zoning <br />Ordinance of the San Marcos Code of Ordinances be amended to delete <br />subsection A in its entirety, change the name of the "OP" Office <br />Professional District to "LB" Limited Business District, reclassify <br />and add to the list of permitted and specific uses within the "LB" <br />District, and renumber in proper sequential order, with revised <br />subsections A and Band C.9 to read as follows: <br /> (A) Permitted uses: <br /> (1) Business, administrative, professional, and <br /> social service offices. <br /> (2) Medical, dental, and optical offices, clinics, <br /> and laboratories; and counseling services. <br /> (3) Funeral homes. <br /> (4) Fraternal buildings. <br /> (5) Bed and breakfast inns. <br /> (6) Business, trade, or fine arts schools where all <br /> activities and facilities are entirely within a <br /> totally enclosed building. <br /> (7) The following uses provided that there is no <br />
