<br />-4- <br /> <br />outdoor storage, no vehicle fuel or service <br />facilities, no vehicle drive-up or drive-through <br />facilities, and no on-premise consumption of <br />alcoholic beverages; and provided that the size <br />or capacity is limited such that no more than <br />fifteen off-street parking spaces would be <br />required according to the standards contained in <br />Section 37: <br /> <br />(a) specialty retail sales, rental, and service <br />businesses; <br /> <br />(b) custom handicraft and fine arts studios and <br />galleries¡ <br /> <br />(c) convenience grocery and specialty food <br />stores; <br /> <br />(d) banks or other financial institutions; <br /> <br />(e) personal care and health improvement <br />services¡ <br /> <br />(f) document preparation and reproduction <br />services; <br /> <br />(g) non-utility communication services¡ <br /> <br />(h) consumer non-vehicle product repair <br />services; <br /> <br />(i) restaurant as an accessory use customarily <br />related to a principal use permitted in <br />this district, provided it is within the <br />same building to which it is accessory and <br />does not have a direct outside entrance for <br />customers¡ <br /> <br />(j) pharmacies; and, <br /> <br />(k) miscellaneous business support and <br />maintenance services. <br /> <br />(8) Parking lots. <br /> <br />(9) Churches. <br /> <br />(10) Convalescent homes and nursing homes. <br /> <br />(11) Day care centers. <br /> <br />(12) Pre-elementary schools. <br /> <br />(13) Portable buildings, only when used as accessory <br />buildings. <br /> <br />(B) Specific uses, in accordance with Section 35: <br /> <br />(1) All uses permitted in the MF-4 District, including <br />specific uses, as regulated in Section 22. <br /> <br />(2) Mixed use building containing a combination of <br />residential, office-professional, and/or retail <br />commercial uses. <br /> <br />(3) Any use listed in Sec. 29(A)(8), above, having a <br />vehicle drive-up or drive-through facility. <br /> <br />(4) Banks or other financial institutions exceeding the <br />maximum off-street parking space limitation <br />
