<br />Payment as described in Section 1.3.9 hereof are either no longer valid <br />or the condition(s) and/or problem(s) have been corrected; shall <br />receive and review written warranties and related documents required by <br />the construction contract documents and assembled by the Contractor; <br />shall issue final Certificates for Payment or take other appropriate <br />action; and shall make a written recommendation to CITY regarding <br />CITY's acceptance of the Project. <br />1.3.14 The extent of the duties, responsibilities and limitations of <br />authority of the ARCHITECT as the CITY's representative during <br />construction shall not be modified or extended after the construction <br />contract documents have been authorized by CITY to be competitively bid <br />without written consent of the CITY and the ARCHITECT and with notice <br />to the Contractor. <br />1.3.15 The ARCHITECT shall prepare and submit to the CITY a set of <br />reproducible record drawings showing significant changes in the Work <br />made during the construction phase. <br />1.3.16 After completion of the Project, the ARCHITECT will be <br />available to provide on-site move-in assistance, to assure that all <br />systems are in operation and understood by CITY staff members, to <br />finalize quality control procedures, and to review operational <br />requirements and methodology with CITY staff members. The ARCHITECT <br />will compile and furnish the CITY a complete Operations and Maintenance <br />Manual which identifies all of the materials and equipment used in the <br />Project, their source of supply, warranty information, and operating <br />characteristics and suggested maintenance routines. The ARCHITECT will <br />furnish the CITY with a set of reproducible drawings DFX files of the <br />project "as built" and these documents will become the sole property of <br />the CITY. Prior to the end of the one year warranty period the <br />ARCHITECT shall review the completed project with the CITY and <br />CONTRACTOR and have all deficient items corrected. The ARCHITECT will <br />also insure that nominal amounts of replacement materials for <br />maintenance purposes are furnished to the CITY by the Contractor. <br />1.4 ADDI~IOHAL SERVICES <br />Since the compensation of the ARCHITECT under this Agreement is <br />based on a fixed fee that is all inclusive (including the fees of the <br />consulting disciplines indicated in Article 1 performing subcontracted <br />services for the ARCHITECT), the prospects for the charging by the <br /> <br />-10- <br />
