<br />The ARCHITECT shall notify the CITY prior to retaining consulting <br />firms other than those identified in the ARCHITECT's proposal for <br />services. <br />The ARCHITECT shall be responsible to the City for all work <br />performed by Consultants. <br />Fees for the ARCHITECT's procurement of these services are <br />included in the ARCHITECT's basic fee described in Article 13 of this <br />Agreement. <br />0.1 S'i"ARDARDS OF PERFOlUIAHCE, QUALIft COlft'ROL AI1D SCBEDULIRG <br />0.1.1 In the performance of all architectural services in <br />connection with this Agreement, the ARCHITECT shall use that degree of <br />care and skill ordinarily exercised for similar projects by <br />professional architects who possess special expertise in the type of <br />work involved in this Project. <br />0.1.2 The ARCHITECT shall assemble a Project team, comprised of the <br />City's representative and a firm representative from each major <br />consulting discipline. The ARCHITECT shall, during the initial Project <br />phase, meet with the Project team representatives to set the design and <br />production schedule and parameters for all subsequent work, to verify <br />the components within which all Projec't participants must perform, and <br />to identify all parties and significant deadlines involved in the <br />comprehensive schedule strategy. These deadlines shall include those <br />imposed by the City's LSCA Title II Grant contract which states that <br />the Construction contract shall be signed by September 1, 1992 and that <br />final inspection and acceptance of the building and receipt of all <br />equipment and furnishings shall take place prior to September 1, 1994. <br />Based on this information, the ARCHITECT shall prepare a detailed <br />schedule of its work for the project addressing each component of the <br />work to be done, indicating the points of involvement of all project <br />participants. The ARCHITECT shall evaluate the project scheduling <br />during and at the end of each Project phase in terms of percentage of <br />time spent, in order to make managerial adjustments in staff size and <br />work scheduling for the Project. <br />1.1 PRELDlIBARY DESIGB PHASE <br />1.1.1 Site Analysis <br />The ARCHITECT shall interview the CITY's project representative <br />and other appropriate parties designated by the CITY with regard to <br /> <br />-2- <br />
