§3 SAN MARCOS CODE §4 (1) The date, scale, north point and key plan showing the location of the tract on which the development is to take place. (2) The existing boundary lines and acreage of the tract on which the development is to take place and the common boundary lines. (3) A statement of soils conditions drawn from soil survey maps, on-site observations by engineers and/or soils test data, as required. (4) A topographic map, drawn to a scale of one inch to one hundred (100) feet, or in an appropril'lte scale as deter- mined by the city engineer, or his designated representa- tive, to display, according to an on-site survey, topographic information and features (including, but not limited to, faults and features along waterways and sinkholes), the one-hundred-year floodplains, as identified by the Federal Flood Insurance Administration and man-made and natu- ral drainage ways. The topographic map shall be prepared using two-foot contour intervals unless the director of pub- lic works, or his designated representative, determines an- other contour interval is appropriate. (c) Notwithstanding the requirement of section 3(b), the city engineer, or his designated representative, may waive the sub- mission of any information in the application and plan which is not necessary due to the scope and nature of the proposed development. (a) The city engineer, or his designated representative, may waive any of the requirements of this ordinance, when upon the basis of information provided as part of the site development permit application, he finds that the proposed development: (1) Does not have slopes of over fifteen (15) per cent and does not have erodible soils, as identified in Appendix 3, on more than fifteen (15) per cent of the tract, or Supp. No. 21 1216
