Puirpose, AppIllicalb111111ty and Ilf;; °ff f <br />(a) Purpose. The purpose of a Minor Subdivision Plat is to simplify divisions of land under certain circumstances by <br />authorizing administrative approval of a plat. <br />(b) Applicability. An application for approval of a Minor Subdivision Plat may be filed only when all of the following <br />circumstances apply: <br />(1) The proposed division results in four or fewer lots; <br />(2) All lots in the proposed subdivision front onto an existing public street and the construction or extension of a <br />street or alley is not required to meet the requirements of this Land Development Code; and <br />(3) The plat does not require the extension of any municipal facilities to serve any lot within the subdivision. <br />(c) Effect. Approval of a Minor Subdivision Plat authorizes the II "I Rr;r Riq QDirector to record the plat, and further <br />authorizes submittal of an application for a Site Preparation Permit for any lot in the subdivision. <br />Section 1...6 „"T...2 ,,. Sequence of Approvals <br />(a) Prior Approvals. An application for a Minor Subdivision Plat shall not be approved unless the following petitions or <br />development permits, where applicable, have been approved and remain in effect for the land included in the <br />proposed Minor Subdivision Plat: <br />(1) All legislative applications; and <br />(2) Watershed Protection Plan (Phase 2), if the land is located within the Edwards Aquifer Recharge zone, within a <br />designated stream or river corridor, or if the land contains floodplain, floodway or a waterway as defined by this <br />Code. <br />(b) Accompanying Applications. An application for approval of a Minor Subdivision Plat may be accompanied by an <br />application for approval of a Site Preparation Permit for the land subject to the plat, provided that the Minor <br />Subdivision Plat shall be decided prior to decision on any Site Preparation Permit. <br />Section 1...6 „"T...3 ,,. AppIllicatiloin Requirements <br />(a) Responsible Official. The II 24aRiRiRi i..II NDirector shall be the responsible official for a Minor Subdivision Plat. <br />(b) Contents. An application for approval of a Minor Subdivision Plat shall be prepared in accordance with Chapter 1 of <br />the Technical Manual. <br />Section 1...6 „"T„ 4 ,,.
