1.6.2 Ensure that the newly designed space functions efficiently and will allow staff to <br />effectively provide the desired collections and services to the citizens of San Marcos today as <br />well as in the future. The Architect will strive to design spaces that will minimize required <br />staffing. During the design charrette and conceptual design phase staffing requirements will be <br />key in evaluating the available design options. The Architect will test the preliminary options <br />with furniture layouts based on the Project goals and program requirements. <br />1.6.3 In concert with the design charrette, the Architect's interior designers will meet with <br />library representatives to develop the furnishings requirements for the Project. The Architect <br />will recommend appropriate, durable furniture and fabrics that serve the heavy use of the library <br />and meet the aesthetic goals of the Project as a whole. <br />1.6.4 The design charette and building program will be used by the Architect to develop <br />preliminary conceptual designs for the preferred expansion scenario. Presentation boards of the <br />conceptual designs will show all interior rooms, furniture layout, parking areas, service buildings <br />and special landscaped areas. <br />1.6.5 The Architect will also include, a preliminary phasing plan to address the need for the <br />library to operate during any expansion and/or renovation of the current library facility <br />1.7 TASK 7 — COST ESTIMATING (MONTH SIX) <br />The Architect will: <br />1. 7.1 Provide an estimate of Construction Cost as well as the total Project budget. The Architect <br />will provide a cost estimate based on similar library project costs from recent similar projects in <br />Texas as well as from around the country. The Architect will review and include in the final <br />estimate all anticipated costs including land acquisition, construction, furniture and equipment, <br />architectural /engineering fees and owner costs such as surveys, asbestos removal and testing, soil <br />testing, material testing, moving costs, technology, collections and contingency. <br />1.8 TASK 8- CITY COUNCIL PRESENTATION (MONTH SIX) <br />The Architect will: <br />1.8.1 Present the conceptual designs and the results from the community meetings, planning <br />charrette, building program, and the detailed cost estimates to the City Council for review and <br />input. <br />1.9 TASK 9 — PREPARE AND SUBMIT FINAL REPORT & PRESENTATION <br />BOARDS (MONTH SEVEN) <br />The Architect will: <br />Dewberry Architects Agreement Final <br />
