<br /> 2 <br /> LESSOR to LESSEE to extend said leased <br /> for one year beginning October 1, 1992, and ending September 30, <br /> 1993, on the same terms and conditions as stated herein provided <br /> that: <br /> a. LESSEE shall provide LESSOR at leased forty-five (45) <br /> days written notice prior to the termination of the <br /> primary lease term of its intent to exercise its option <br /> to renew and extend said contract, and, <br /> b. LESSEE and LESSOR shall negotiate a new rental rate from <br /> October 1, 1992, to September 30, 1993, at least thirty <br /> (30) days prior to the termination of this contract. Any <br /> increase in the rental rate shall not be greater than the <br /> increase in the Consumer Price Index in effect from the <br /> effective date of this lease agreement to October 1, <br /> 1992. <br /> III. RENTAL <br /> The amount of rental for the leased premises payable by LESSEE <br /> to LESSOR at 173 S. Seguin Street, New Braunfels, Texas, is the sum <br /> of Three Hundred Sixty-Five Dollars ($365.00) per month, payable on <br /> the first day of each and every mopth beginning October 1, 1990, <br /> and ending with the rental payment due September 1, 1992. If the <br /> commencement date of the term of this lease shall be other than the <br /> first day of the calendar month, the rent for such partial month <br /> shall be calculated and prorated on the basis of a thirty (30) day <br /> calendar month. <br /> IV. LESSEE'S COVENANTS <br /> LESSEE further covenants and agrees as follows: <br /> 1. That LESSEE will use the leased premises for the sole <br /> purpose of the performance of professional, <br /> administrative and clerical services by San Marcos, <br /> Texas, Women's, Infants' and Children's (WIC) Project No. <br />
