<br /> 4 <br /> leased premises in substantially the same manner as <br /> before. No assignment or subletting shall relieve LESSEE <br /> of the obligations imposed upon it by the terms of this <br /> lease. <br /> 7. That if LESSEE remains in possession of the leased <br /> premises after the expiration of this lease or any <br /> renewal or extension thereof, and without the execution <br /> of a new lease, it shall be deemed to be occupying the <br /> leased premises as a tenant from month-to-month, subject <br /> to all the conditions, provisions, and obligations of <br /> this lease at a rental equivalent to the last monthly <br /> rental payment made by LESSEE prior to the expiration of <br /> this lease, all other terms and conditions of this lease <br /> remaining the same. <br /> 8. That LESSEE shall carry liability insurance in connection <br /> to its operations conducted on the leased premises with <br /> minimum coverage limits of $250,000.00 per occurrence. <br /> 9. That LESSEE will comply with such lawful requirements of <br /> the State, Municipal, or other Public Authorities as <br /> related to its use of the leased premises. <br /> 10. That upon the termination of this contract, LESSEE will <br /> surrender the leased premises in as good a condition and <br /> repair as the same was at the beginning of the lease, <br /> normal wear and tear and/or damage from the elements <br /> and/or causes beyond LESSEE's control excepted. The <br /> LESSEE shall have the right to remove any and all <br /> furniture, fixtures, and equipment it may have installed <br /> on or in the leased premises, providing the LESSEE shall <br /> restore any structural q.amage to the building as the <br /> result of such removal, usual wear and tear excepted. <br /> 11. That LESSEE agrees to protect and save the LESSOR <br /> harmless from any and all claims of others for injuries <br /> to persons or property arising out of LESSEE's negligent <br /> conduct of its business operations on the leased <br /> premises. <br /> 12. That LESSEE covenants that employees, invitees, and <br /> program participants will park in the space provided and <br /> not in spaces marked for other tenants, employees, and <br /> customers of LANDMARK SQUARE. <br /> v. LESSOR'S COVENANTS <br /> LESSOR covenants and agrees with LESSEE as follows: <br /> 1. That LESSOR shall provide LESSEE four (4) off-street <br /> parking spaces on the parking lot of the leased premises. <br />
