<br /> -4- <br />(c) Electric signs shall have an accessible disconnect switch, <br /> and shall be labeled to indicate the voltage and amperage of <br /> electrical circuits connected to the sign. <br />(d) Signs shall be maintained in good condition, including <br /> replacement of defective or missing parts, painting and <br /> cleaning. <br />(e) A sign which is determined to be a hazard to public health <br /> and safety shall be subject to enforcement under Section 3-4. <br />Sec. 1-8. Abandoll8ent. <br />When any sign contains information which is no longer current, the <br />property owner shall remove the sign or the copy, cover the copy, <br />or change the copy to current information within 30 days, except <br />as otherwise provided herein. When an on-premise sign is <br />nonconforming with respect to any provision of this Chapter and <br />use of the premises ceases for a period of 12 months, the sign <br />shall be brought into conformance by the property owner. When an <br />off-premise sign has copy which is subject to a lease for a <br />specified period, and the lease is purchased in advance, the copy <br />may remain through the contract period. <br />Sec. 1-9. Nonconforming signs. <br /> <br />(a) A sign existing on the effective date of this Chapter which <br /> violates any provisions of this Chapter or any other <br /> ordinance, and a sign which comes under the jurisdiction of <br /> this ordinance due to the expansion of the city, is a legal <br /> nonconforming sign and may be continued, repaired and <br /> maintained in good condition, but may not be otherwise <br /> altered. <br />(b) Except as permitted for specific types of signs, voluntary <br /> removal of a nonconforming sign for purposes other than <br /> maintenance shall terminate nonconforming rights for the <br /> sign. <br /> AR~ICLE II. STAlIDARDS <br />Sec. 2-1. On-Preœi.se Attached Signs. <br />Permanent on-premise attached signs shall be subject to the <br />following standards: <br />( 1) Attached signs shall not extend vertically above the highest <br /> point of the roof line adjacent to the facade. Attached <br /> signs which look like part of the building shall not extend <br /> above the height permitted for freestanding signs or the <br /> highest point of the roof line adjacent to the facade, <br /> whichever is greater. Attached signs shall not extend into a <br /> required building setback area. <br />(2) The area of attached signs is limited according to the land <br /> use of the premises as listed below. The allowances may be <br /> increased by 20 percent when all signs on a premises are <br /> designed and constructed with materials, colors, and style <br /> that are consistent with the appearance of the principal <br /> buildings or structures or when the premises will have no <br /> non-exempt freestanding signs. <br /> (A) Single family, two-family, and mobile home residential <br /> uses may have only those signs exempted in Section 1-3, <br /> and permitted signs advertising a home occupation <br /> authorized by the Zoning Commission; <br /> (B) Multi-family residential uses, residential condominiums, <br /> and group quarters (lodging and boarding houses, <br /> dormitories, fraternity and sorority houses) may have <br /> identification signs having a total aggregate area of up <br />
